Job Overview:
You will be responsible for the on-site management of multiple construction projects and on-site construction project teams through all phases of construction. You will facilitate the completion of projects safely, on time, and on budget. And you will be relied upon to build and mentor an enthusiastic on-site team and enjoy working on complicated and intricate design projects.
Job Duties:
- Establish project construction schedule. Maintain and update construction schedules for each project on a weekly basis
- Oversee jobsite safety requirements
- Coordinate and schedule all trades and deliveries
- Inspect trades’ work as to adherence to design & drawings
- Inspect product deliveries for accuracy and damage
- Schedule and walk through of agency inspections
- Document field construction progress using a web-based construction management system to maintain a daily log and submit written reports and photos on a weekly basis
- Create and manage the completion of the punch list to client’s satisfaction
- Monitor expenses and maintain budget throughout project
- Work with team though all technical and architectural aspects of projects
- Return all calls and emails within 24 hours
- Develop viable solutions to issues that arise and discuss with the project design team
- Study the drawings, understand the design intent and implement the fine details
Skills and Qualifications:
- Minimum BA/BS in construction, architecture, engineering or a related field preferred but not required
- 15 + years industry experience preferred.
- Experience with high end custom residential projects is a must.
- Ability to read drawings and specifications required
- Must have excellent organization skills and be self-motivated
- Must be able to manage multiple projects simultaneously and have excellent follow up skills both internally and externally
- Have experience working directly with clients, vendors, and design professional team members
- Have professional verbal and written communication skills in person, over the phone and via email and text
- Applicant must be proficient in Microsoft Office products

The Construction Project Manager is responsible for managing multiple construction projects, simultaneously, through all phases of the construction of intricate design projects. A successful project manager will support the on-site team in facilitating the completion of projects safely, on time, on budget and to the satisfaction of the client. The job is accomplished primarily from within the office; periodic job site visits are required.
Job Duties:
- Collect and organize all project documentation
- Serve as point of contact for project site superintendent, design professionals, clients, subcontractors and vendors. Return all communications within 24 hours
- Manage project bidding process: prepare the RFP, vet and solicit potential subcontractors, arrange job walks, document and review bids for accuracy and completeness
- Create the project estimate and budget and prepare client contracts
- Contract all approved subcontractors, review subcontractor invoices and change orders, and continuously reconcile contracts
- Establish and maintain project construction schedule on a weekly basis in cooperation with the site superintendent
- Make all project purchases; schedule and track all deliveries
- Schedule agency inspections
- Monitor expenses and maintain budget throughout project. Submit invoices and receipts timely to Billing Manager for client billing
- Communicate regularly with clients on project progress, change orders and potential cost changes or schedule changes
- Prepare written progress reports, with photos, on a weekly basis for team members and clients
- Prepare and run the weekly project team meetings
Skills and Qualifications:
- Minimum BA/BS in construction, architecture, engineering or a related field preferred but not required
- 5 years industry experience preferred
- Ability to read drawings and specifications, and to produce accurate plan take-offs required
- Experience with high end custom residential projects is a must
- Must have excellent organization skills and be self-motivated
- Must be able to manage multiple projects simultaneously and have excellent follow up skills with all parties to a project
- Have experience working directly with clients, vendors, and design professional team members
- Have professional verbal and written communication skills in person, over the phone and via email and text

Job Duties:
- Design and manage projects that are creative transcend norms and trends, and that result in a harmonious union between space and occupant
- Manage and mentor team members skilled in architecture, interior design, and construction management
- Communicate with clients on a regular basis
- Guide team through all technical and architectural aspects of projects
- Coordinate with construction teams
- Coordinate with agency representatives, conduct code compliance and zoning reviews, and prepare submittals for zoning, planning and building departments. Meet with governmental agencies or officials as needed.
- Perform Construction Project Manager role on some of your projects.
Skills and Qualifications:
- Minimum 7 years’ experience in architecture or design build firm
- Have experience in residential and commercial design and a working knowledge of the construction process. Experience in construction administration is preferred.
- Have thorough knowledge of building codes and processes
- Be current on the latest building innovations, technologies and materials and excited to share that knowledge
- Have experience working directly with clients, managing vendors and leading team members
- Be able to communicate the design and design + construct process clearly with clients and team members
- Have professional verbal and written communication skills in person, over the phone and via email and text
- Experience in ArchiCAD preferred, experience with other BIM/3D software is desirable.
- Minimum Education: Bachelor of Architecture Degree
- License to practice architecture is a plus.
